East Gwillimbury

East Gwillimbury is where York Region's growth is actually happening. Holland Landing, Sharon, and Mount Albert are the three communities that make up this municipality north of Newmarket. The Sharon Temple National Historic Site, built by the Children of Peace religious sect beginning in 1825, is one of the most architecturally distinctive buildings in Canada. Scanlon Creek Conservation Area and Rogers Reservoir Conservation Area give residents access to significant green space within minutes of their homes. The Holland River runs through the municipality. This is not a city that has been built up and discovered. It is still being built. That is both the opportunity and the tradeoff.

The price reflects what buyers are getting: newer construction on larger lots, often with no neighbours immediately behind the property. Most development here is post-2010. Buyers trade walkability, commute time, and urban density for space, quiet, and value that does not exist at this price point anywhere closer to Toronto. Green Lane and the Leslie Street corridor are where most of the active development is concentrated. East Gwillimbury is not for everyone. For the buyer who has made peace with a car-dependent life in exchange for a house that feels like a house, it delivers exactly what it promises.
